Category Begins Work on Kora Sevilla, Its First Urban Project in Andalusia

Kategora has kicked off the construction of its first hotel project in Seville, named Kora Sevilla, scheduled to open its doors in the Nervión district by the end of 2027. With an estimated investment of 32 million euros, this new complex will span over 10,000 square meters of built area and will offer 136 lodging units.

The architectural design was commissioned to the Seville-based studio BAKPAK, which drew inspiration from the city’s rich ceramic tradition. The design aims to blend Seville’s history with a contemporary aesthetic, incorporating textures and patterns that evoke the ceramics of the Isla de la Cartuja and the characteristic red of the Alcázar. Eneko Balda, Chief Development Officer at Kategora, states that the building will “speak the language of Seville”, while also incorporating sustainable and efficient features.

The hotel’s interior design, carried out by the studio Furtivo, is inspired by the essence of Seville and proposes a lounge that reinterprets the classic Andalusian courtyard, with elements such as a fountain and native vegetation that evoke the city’s relaxed lifestyle. The rooms will be designed with a warm and neutral palette to create a welcoming atmosphere.

Kora Sevilla will feature more than 1,600 square meters of communal areas to promote interaction among visitors and residents. Highlights include a txoko, a social space typical of Basque culture, a gym, coworking spaces, and several restaurants, all complemented by a terrace with an infinity pool. A panoramic rooftop will offer exceptional views of the city, becoming a standout spot in the complex.

The ground floor will house Kora Plaza, a publicly accessible space designed for cultural events that will foster interaction between guests and neighbors. The complex will also offer 70 underground parking spots and bicycle stations, reflecting a commitment to sustainable mobility.

Kora Sevilla will operate under the Kora Living brand and will follow sustainability criteria in its construction, including aerothermal systems and solar panels, with the goal of obtaining BREEAM certification, which ensures high standards of efficiency and comfort.

This new project adds to Kategora’s portfolio, continuing its commitment to sustainable and attractive real estate developments, prioritizing collaboration with local producers and artists to have a positive impact on the community.
