The National Association of Property Managers (AAFF) and the energy company Factor Energía SA have signed a strategic agreement with the potential to revolutionize energy management for property communities in Spain. This pact, which stands as the most important of its kind nationally, aims to facilitate the transition to clean energies, contribute to the decarbonization of the country, and generate substantial savings in electricity and gas bills.
The agreement revolves around two fundamental axes: the reduction of energy costs and the promotion of solar self-consumption. It also includes the creation of recharging infrastructures for electric vehicles. Faced with a context of increasing instability in energy markets and the imminent need to combat climate change, Property Managers associated with AAFF will be able to offer the communities they manage a comprehensive set of energy solutions that not only promise direct savings but also provide financial stability.
One of the pillars of this agreement is an ambitious plan to promote photovoltaic self-consumption in various types of housing, ranging from apartment buildings to single-family home developments. Factor Energía commits to providing direct financing for the installation of solar energy systems and recharging points, eliminating the need for intermediaries and overcoming the economic barriers that have historically prevented the adoption of these technologies.
The agreement also gives life to the “Solar Communities” initiative, which will allow owners and tenants to access 100% locally generated renewable energy. Property communities that offer their rooftops for these projects will receive a guaranteed annual rent for 20 years and will benefit from the clean energy produced, without the need for initial investments. This transforms previously inactive spaces into sources of income and contributes to the energy transformation in the country.
The plan will be deployed in phases, with the goal of covering up to 15,000 buildings throughout the national territory. Beyond enabling immediate economic savings, this initiative aims to give communities greater energy autonomy and control over their expenses, minimizing their carbon footprint and protecting them from fluctuations in the energy market.
Ana Marqués, vice president of AAFF, has pointed out that this agreement constitutes a significant milestone for property communities, as it offers practical tools to reduce costs and improve the quality of life in buildings. Additionally, the agreement includes the promotion of electric vehicle recharging infrastructure, facilitating any owner to adapt their parking space to charge their car with clean and self-generated energy, thus achieving total energy independence.
