Hybrid Work: The New Regulation for 70% of Professionals in the 22@ District of Barcelona.

A recent study conducted by CINC Business Hub has highlighted the evolution in the work model of professionals in Barcelona, emphasizing the importance of flexibility in choosing workspaces. According to the survey of over 250 users of private offices in the city, 70% of respondents lean towards a hybrid model that combines telecommuting and office work. This approach reflects a significant shift in how individuals perceive their work environment, where flexibility emerges as a crucial aspect.

Participants highly value the quality of services offered, with 88% indicating its importance, followed by lighting and acoustic comfort, which gather 79% of mentions. Furthermore, the possibility of having spaces dedicated to meetings and events is appreciated by over half of the respondents. This focus on the quality and functionality of workspaces translates into an environment conducive to professional performance.

A notable point in the study indicates that 70% of professionals consider it crucial to have open spaces within their office, using them to disconnect from the workday. They also highlight the need for equipped meeting rooms and personalized reception, elements that contribute to improving the overall experience within the workspace.

On the other hand, the 22@ district of Barcelona has seen a significant transformation, with 40% of respondents agreeing that it has improved considerably in terms of business activity. Neus Coll, managing partner of CINC Business Hub, emphasizes that their choice to establish themselves in this developing area was a pioneering bet on coworking and flexible offices, becoming a hub for innovative companies.

Looking to the future, it is observed that the office market in Barcelona has experienced a significant resurgence in 2024, with a 22% increase in space leasing, totaling 280,000 square meters in the last year. Coll asserts that the projections for the 22@ district are optimistic, solidifying its position as a key point for attracting talent and companies, supported by growing investments in spaces that meet the demands of the new labor paradigm.

This development highlights the renewed confidence of companies in the Barcelona territory and their adaptation to post-pandemic work dynamics, where the preference for private offices has been increasing, as organizations seek environments that offer privacy, flexibility, and health security.

CINC Business Hub thus positions itself as a reference in the management of flexible offices, providing customized solutions that meet the current expectations of the job market.
