Rental Demand and ‘Build to Rent’ According to Carlos Bajo

The real estate sector in Spain has reached a historic milestone in the first quarter of 2025, according to recent data from the National Institute of Statistics (INE). With a record 184,100 jobs, it has surpassed the 180,000 employment barrier in this area, reflecting the strength of the market.

Carlos Bajo, managing director at Laborde Marcet, a specialized real estate consultancy, points out that the sector is experiencing a pivotal moment. This growth is driven by various structural dynamics, including the increased demand for rental housing in urban areas. This has required a greater professionalization in property management and intermediation.

The rise in rentals, driven by a shortage of houses for sale and increasing activity in the second-hand market, has led to an increase in transactions, creating more job opportunities for agencies and consultancies. Bajo also mentions the impact of the ‘build to rent’ model, which has thrived with the support of institutional funds and national operators, creating new opportunities and technical profiles in the sector.

Investment, both domestic and international, along with digital transformation, are raising the demands of the real estate market, resulting in greater professionalization. The outlook for the future is optimistic. Bajo notes that the combination of high housing demand, new residential models, and digital transformation is creating a favorable environment for quality employment.
