Second Homes: A Third of the Spanish Real Estate Market and its Growing Vulnerability

Concerns about the security of vacation homes in Spain have been increasing, especially as September approaches, when many owners return to their routines and feel anxious about leaving their second homes unprotected. A study by the National Institute of Statistics estimates that around 2.9 million Spanish households own a second home, representing almost a third of the country’s housing stock.

Sector Alarm, a security company, has recorded an 11.47% increase in incidents related to this type of properties during 2025. This increase has translated into a rise in cases of occupation, fire, and theft, with significant increases in tourist regions like the Balearic Islands, where occupation alerts spiked by 75%.

Jenny Sofie Reneng, Operations Director of Sector Alarm, has noted that “concerns about the security of second homes are growing”, mentioning that many owners contact the company after the summer to enhance the protection of their empty homes. The company has seen a 7.4% increase in reports of break-ins in properties during 2024, contributing to a general feeling of insecurity.

In light of this situation, Sector Alarm emphasizes the importance of implementing active measures against passive security. Connected alarms allow for an immediate response to any incident, with a verification time of less than 15 seconds, a crucial factor in minimizing damage. The security solutions offered by the company are specially designed for second homes and include services such as key holding and personnel who can respond to any alert, ensuring the protection of homes even in the absence of their owners.

With over 30 years of experience in the industry, Sector Alarm has established itself as one of the leading security companies in Europe, providing peace of mind to over 700,000 customers by guaranteeing the protection of their homes, regardless of the distance. Reneng concludes by stating that “security can no longer be seen as an add-on” but as a fundamental part of the concept of home.
