According to a report by the real estate agency Walter Haus, municipalities such as Begur, Calella de Palafrugell, Cadaqués, Calonge, Llafranc, Platja d’Aro, S’Agaró, Sant Feliu de Guíxols, Tamariu, and Tossa de Mar have positioned themselves as the most coveted destinations, where prices frequently exceed 8,000 euros per square meter in prime locations.

The most active price range is between 1 and 3 million euros, although some luxury properties may exceed 10 million. The buyer profile is predominantly Catalan, but there has been an increase in international clients, especially from France, Switzerland, Germany, and the Netherlands. These new buyers are interested in acquiring second or third homes that offer access to the sea, privacy, and an attractive natural environment.

Accessibility via the AVE train and Girona airport, as well as proximity to Barcelona airport, makes the Costa Brava a strong competitor against other Mediterranean destinations like the French Riviera, Tuscany, or the Algarve. Walter Haus emphasizes that the luxury buyer has evolved in their preferences. They no longer seek only a well-located property but rather a lifestyle that includes features such as sea views, swimming pools, contemporary designs, home automation, and total privacy.

Despite the growing interest, the supply of new construction in the area is limited, leading to increased prices and higher demand for traditional estates and refurbished country houses. The scarcity of developable land and regulatory restrictions in protected areas have raised the value of the few available developments, creating opportunities for sustainable projects that are architecturally integrated into the environment, a particularly attractive aspect for foreign buyers.
